Land development follows a fairly consistent sequence, regardless of the size of the project — and each stage calls for a different piece of equipment. Skipping ahead, or bringing the wrong machine too early, is one of the most common ways a project falls behind schedule. Here's the equipment you need, step by step, from the first site visit to a build-ready plot.
Site Survey & Assessment
Before any machine touches the ground, the site needs to be measured, mapped, and assessed for boundaries, elevation, and soil conditions. This step relies on surveying instruments rather than heavy machinery, but it determines every equipment decision that follows.
Land Clearing
With the survey complete, the site is cleared of trees, brush, rocks, and any existing structures. This is where the first heavy machinery arrives on site.

Rough Grading & Earthwork
Once the site is clear, the land is graded to its rough final shape — cutting high spots and filling low ones to establish the overall site elevation and drainage direction.
Utility Trenching & Installation
Water, sewer, electrical, and gas lines go in before the site is finished — trenched, laid, and buried before any final surface work begins.
Drainage Systems
Proper drainage prevents flooding and erosion down the line. Culverts, retention areas, and grading swales are installed at this stage to manage water flow across the site.
Soil Compaction
Loose soil from grading and trenching needs to be compacted into a dense, stable base — essential before any foundation or road surface is built on top of it.
Final Grading & Site Prep
The last step smooths and fine-tunes the surface to exact design specifications, leaving the site ready for foundation work, road paving, or landscaping to begin.
